This prewar office tower, which was purchased by Boston Properties and its partners in 2021 for $300 million, has undergone a complete repositioning and upgrade.

The renovation project has introduced several new features and amenities to the building. One of the highlights is a stunning 13,000 square-foot roof deck that offers breathtaking views of the city. The deck is centered around a magnificent wooden water tank, which adds a unique and artistic touch to the space. In addition to the roof deck, Boston Properties has also created a new ground floor, new lobbies, and a “huge amenity center” and lounge underground. The company has invested in significant upgrades to the power and airflow systems in the building as well. These improvements ensure that tenants have access to modern and efficient infrastructure.

The renovation project comes at a time when the commercial real estate market is facing challenges both in the United States and around the world. The sale of a 29% stake in the tower by Canada Pension Plan Investment Board (CPPIB) for only $1 was seen by many as a sign of a lack of confidence in the commercial real estate sector. However, industry experts have dismissed this interpretation, stating that CPPIB’s exit does not reflect the true value of the building.

Despite the uncertainties in the market, Boston Properties remains optimistic about the future of 360 Park Avenue South. The company estimates that the building will be “stabilized” by the fourth quarter of 2025. The first office tenant, wealth management firm Iconiq Capital, has already signed a lease for 70,000 square feet of space. Additionally, Saga Hospitality Group has leased 7,000 square feet for a new restaurant by renowned chef James Kent.

Peter Turchin, the tower’s chief leasing agent, believes that the building’s location in Midtown South makes it an attractive option for both tech and financial companies. Asking rents range from $90-110 per square foot, and Turchin has been in discussions with several prospective office tenants.
